Parking Deck Structural Inspections

Parking Deck Structural Inspections

Parking structures typically fall into three categories: precast concrete (the most common), cast-in-place concrete, and steel (the least common). While these structures are designed for a service life of 30–50 years, actual longevity depends on environmental exposure and maintenance practices.

The Precast/Prestressed Concrete Institute (PCI) provides an excellent resource—the Maintenance Manual for Precast Parking Structures—to help property owners develop effective maintenance and inspection programs. Following these guidelines can extend service life and reduce the risk of structural failures.

At Structural Innovations, our engineers perform comprehensive parking deck inspections. We begin with a detailed visual observation to identify cracking, spalling, discoloration, and other defects. In accordance with ACI 228.2R, our evaluations include nondestructive testing and documentation of structural conditions to ensure safety and reliability.

Parking Deck Structural Inspection Activities

  • Cursory “walk-through” observation to become familiar with the structure;
  • Gathering background documents and information on the design, construction, ambient conditions, and operation of the structure;
  • Planning the complete investigation;
  • Laying out a control grid on the structure to serve as a basis for recording observations;
  • Conducting the visual observation

We will then evaluate the results of the structural observation and formulate the proper repair and maintenance plan. Our engineers will work with building owners and property managers to implement the maintenance plan to help extend the life of their parking deck.
